CASE STUDY / 03 · WARM ROOF & TERRACES

One torch-safe system across apartment roofs and terraces.

Approximately 630 m² of main roof and terrace areas were completed as one coordinated Börner warm-roof build-up, including 100 mm PIR insulation and integrated corner drainage outlets.

The apartment-block project covered approximately 630 m² across the main roofs and terrace areas. A complete warm-roof system was installed rather than treating the terraces as separate waterproofing patches.

Several roof areas, but one technical responsibility.

The open roof fields, terraces, upstands and outlets had different geometries and different access conditions. Water still had to move through them as one connected system. The membrane transitions at parapets, thresholds, corners and drainage points therefore carried as much importance as the field build-up.

The roof build-up used GEBÖRTOL V Rapid primer, DACO-KSD-B vapour control, 100 mm PIR, DACO-KSU underlay and a POLY-ELAST PV180 S4 cap sheet. TEK Bitumen Wedges formed the angle fillets at the relevant changes in direction. The self-adhesive lower layers protected the heat-sensitive build-up, while POLY-ELAST provided the final torch-applied weathering surface.

01

Insulate

Maintain a continuous 100 mm PIR layer through the warm-roof areas.

02

Separate

Use a self-adhesive underlay between the heat-sensitive build-up and torch-applied cap sheet.

03

Drain

Connect corner outlets directly into the roof and terrace waterproofing details.

The complete system build-up.

Each confirmed component performed a separate task. GEBÖRTOL V Rapid prepared the substrate; DACO-KSD-B controlled air and vapour; 100 mm PIR formed the thermal layer; TEK Bitumen Wedges formed the internal angle details; DACO-KSU created the torch-safe interface; and POLY-ELAST PV180 S4 completed the exposed waterproofing.

01Bitumen primer

GEBÖRTOL V RAPID

The fast-drying bituminous primer prepared the compatible substrate and formed the adhesion bridge beneath the lower membrane layer.

02Self-adhesive vapour control

DACO-KSD-B

The self-adhesive VCL formed the air and vapour-control layer below the insulation, with continuity maintained at laps, perimeters and penetrations.

03Thermal layer

100 mm PIR INSULATION

The 100 mm PIR insulation formed the continuous thermal layer across the warm-roof areas. The project record does not assume an attachment product that was not confirmed.

04Self-adhesive underlay

DACO-KSU

The self-adhesive SBS underlay kept direct flame away from the PIR and lower build-up while creating the first waterproofing layer.

05Torch-applied cap sheet

POLY-ELAST PV180 S4

The reinforced mineral-finished SBS cap sheet completed the exposed waterproofing over the compatible DACO-KSU underlay.

06Angle fillet

TEK BITUMEN WEDGE

Bituminous angle fillets were installed at the relevant deck-to-upstand junctions to form a controlled change in direction beneath the membrane details.

CORNER WATER OUTLETS

Angled outlets at roof-to-parapet junctions were fully connected to the membrane layers so drainage remained part of the waterproofing system.

TECHNICAL PRINCIPLE

A torch-safe system controls where flame is used; it does not remove the need for fire planning. The self-adhesive underlay protected the insulation and lower layers, while hot work remained controlled at the cap-sheet stage and critical details.

How the roof and terraces were connected.

  1. 01
    GEBÖRTOL V Rapid primer

The compatible structural deck was prepared and primed to provide the required adhesion bridge for the self-adhesive lower layer.

  2. 02
    DACO-KSD-B vapour control

The self-adhesive VCL was installed and sealed through laps, perimeters and penetrations before the thermal layer was introduced.

  3. 03
    100 mm PIR insulation

The PIR boards formed the continuous thermal layer across the warm-roof zones. Their fixing method is not stated because the attachment product has not been confirmed for this project record.

  4. 04
    Roof and terrace details

TEK Bitumen Wedges formed the angle fillets at the relevant deck-to-upstand junctions. Thresholds, corners and other changes in direction were prepared before the open field areas were closed.

  5. 05
    Corner outlet integration

The 90-degree water outlets at roof-to-parapet junctions were connected into the underlay and cap sheet so water could leave without crossing an unsealed interface.

  6. 06
    DACO-KSU underlay

The self-adhesive SBS underlay formed the protected first waterproofing layer over the PIR without direct torch application.

  7. 07
    POLY-ELAST PV180 S4 cap sheet

The mineral-finished torch-applied cap sheet completed the exposed waterproofing across the roof fields, terraces and prepared details.

The completed project.

The result was a coordinated warm-roof system across approximately 630 m² of apartment roofs and terraces. The 100 mm PIR layer, torch-safe membrane sequence and corner outlets were treated as parts of one build-up rather than separate trades or isolated details.

A terrace outlet is not an accessory added at the end.
It is one of the points where the complete roof system has to remain continuous while water changes direction.
PROJECT RECORD / SYSTEM STATUS

The project build-up records what was installed, not a universal specification.

Insulation thickness, vapour control, attachment, wind loading, drainage capacity, fire classification and membrane selection must be confirmed for each new roof. Current Börner product availability and technical documentation must also be checked before specification.
