The strength of the Börner approach was not one impressive membrane in isolation. It was the ability to configure a coherent assembly around the existing roof, combustible-substrate risk, vapour strategy, insulation, installation method and required finish.
Complete build-up logic
Cap sheets, underlays, vapour control, primers and adhesives were considered together rather than selected as unrelated products.
Controlled flame strategy
Fully self-adhesive and torch-safe hybrid routes allowed the method to respond to the deck and combustible interfaces.
Reinforced SBS membranes
Polymer-modified bitumen, reinforced carriers and graphite fire-protection technology in selected cap sheets supported a robust system route.
Multiple installation routes
Torch application, self-adhesion and selected adhesive methods gave the system flexibility across new work and refurbishment.
Different roofs needed different Börner build-ups.
These routes should be read as historical system logic. The original membrane combination depended on the roof construction and project requirements.
REFURBISHMENT / OVERLAY
Universal single layer
A direct refurbishment route using POLY-ELAST RAPID O over suitable existing asphalt or bituminous waterproofing. The membrane combined reinforced waterproofing with underside channels intended to help equalise vapour pressure; ELMO-FLEX 4K formed a parallel universal single-layer route.
FLAME-FREE WARM ROOF
Fully self-adhesive
A completely cold-applied two-layer route. Self-adhesive vapour control, underlay and cap sheet created a coherent warm-roof build-up without routine torch application.
CONTROLLED-FLAME BUILD-UP
Torch-safe hybrid
A self-adhesive vapour control layer and underlay kept flame away from the deck and insulation, while a torch-applied POLY-ELAST cap sheet completed the exposed waterproofing layer.
WARM ROOF / DETAIL-LED
Higher-specification hybrid
A component-led hybrid route combining self-adhesive lower layers with a reinforced torch-on cap sheet. Perimeters, penetrations and combustible interfaces still required project-specific detailing.
A self-adhesive cap-sheet option could be introduced at defined perimeter or flame-sensitive zones.
Indicative historic sequences only. Deck, attachment, insulation, falls, drainage, wind loading, fire route and detailing still formed part of the approved project build-up.
The membrane followed the roof—not the other way around.
An early system decision began by identifying the existing construction and the safest compatible route.

The products had distinct roles.
